Extending the Tax Credit Wilmington NC

This is the latest I have on the extended tax credit for first time homebuyers. The House of Representatives has approved legislation that would extend and expand the credit. The House vote comes after the Senate voted yes on Monday night, and while there is more work to be done, word has it that an agreed upon bill should reach President Obama for his signature by the end of this week 11/6/09. Under the proposal, individuals with income up to $125,000 a year and couples earning up to $225,000 would be eligible for the credit. The extension would cover homes under contract by April 30th and closed by June 30th, 2010. The Tax credit will be expanded to non-first time homebuyers as well. There are a few tweaks for non-first time homebuyers – the credit is reduced from $8,000 to $6,500, and they must have owned a home for at least five of the past eight years.
Treasury Secretary Tim Geithner and HUD Secretary Shaun Donovan called on Congress to approve three important measures to improve housing and the housing market for Americans: extension of the First Time Homebuyers Tax Credit for a limited period, extension of higher loan limits for home mortgages, and secure funding for the Housing Trust Fund. “We welcome efforts taken by Congress to extend the First Time Homebuyers Tax Credit for a limited period. This credit has brought new families into the housing market and contributed to three consecutive months of rising home prices nationwide,” said Secretaries Geithner and Donovan.

Remember this is not final, and even if it is approved, it could contain further changes.

Making your home more energy efficient is often as simple as pulling a plug-unplugging appliances when they are not in use can save $ 70 a year on your electricity bill. Read my tips for more easy ways you can dave money and reduce your impact on the environment.

Thermostats: Installing a programmable thermostat to keep air conditioning at 78 F when it’s hot outside, and your heating 68 F when it’s cold can help you save up to 20% in heating and cooling cost on your energy bill. IF every family in the United States did this, we would reduce carbon dioxide by more than 90 billion pounds.

 

Water Heaters- Water heating accounts for about 13% of home energy cost, so turn your water heater down to 120% or the “normal” setting then home and to the lowest setting when away. Also consider wrapping your water heater in a insulated blanket. You’ll save 1,000 pounds of carbon dioxide a year.

Light Bulbs: According to climatecrisis.org, energy-saving compact fluorescent light bulbs (CFL) last 10 times longer than regular incandescent bulbs, use 60% less energy and can save 75% of lighting cost. If every American home replaced five CFL bulbs, we would save as much as $6.5 billion a year in electricity cost and prevent green house gas emissions equivalent to that from more than eight million cars.

Sprinkler: Use a sprinkler timer. Timers will automatically shut off your sprinkler system after a set period so you don’t have to remember. Also use sprinklers that emit large drops of water, low and close to the ground, and water early in the morning. This will ensure that he water soaks into the soil instead of evaporating.

Green Energy: The decision to switch to green energy should be made on a cost-by-cost, region-by-region basis. CIBC World Markets reports that buying a solar system can yeild homeowners a 6 % return on their investment and take 16 years to pay off. Depending on the state you live in, you may be eligible for a refund or other incentive when you use solar engergy.

Making your home more energy efficant is not only good for the environment- it’s good for your bank balance. ABC News reports that the average family spends nearly $2,000 a year on energy bills, and simply heating and cooling thier homes accounts for half of that bill. Sealing your homes “envelope” ensuring that walls,floors,ceiling, and the roof are well insulated- can save up to 10% on your annual energy bill and cut down on carbon dioxide emission.

Home staging is an exciting way to create a beautiful, warm environment that can be enjoyed by all.  Whether you are staging your home to sell, opening your home to friends or you desire an instant face-lift, home staging is an easy and affordable design option that can be done room-by-room….

Living Areas- When a room is in order; it looks good, feels good and allows potential buyers to visualize their own things in the home. Make sure everything has its own place. Splashes of color can be achieved with flowers, artwork, or accessories.

Bathroom- Expect guest and prospective buyers to use your bathroom. Make sure your towels are clean and properly hung up. A common trick is to place fresh white towels for display purposes and keep your everyday towels out of sight.

Bedrooms- The biggest problem with staging a bedroom is to make sure there is ample storage available so that clothing and toys can be put out of sight. Invest a little money in a good closet organizer and you will be able to keep your bedrooms clutter-free and orderly.

Frost Damaged Plants, Wilmington NC

Frost Damaged Plants

The time to clean up frost damaged plants arrived and many patient gardeners, correctly waited. Those who hurried to prune the damaged parts out relied on chance and luck to make the proper cuts. Maybe they were lucky, maybe not.

Frost damage in plants result from the liquid inside individual cells freezing and forming ice crystals. The crystals then rupture the tough cell wall. When the cell walls open the fluid inside will not be contained so  when the ice melts the fluid simply drain out causing the classic cooked spinach wilted look.

Freeze damage is progressive within plants. The softest tissues like leaves and tender new shoots are hurt first. Tougher stem tissue and buds down from the tips withstand more damage but are not immune if the temperatures are lower and the duration is longer. Limp, dry, and brown leaves damaged from frost stand to easily. Damage to stems and buds remains hidden for the most part.

Recognize how far down the stem damage has occurred takes a trained eye or luck. Tissue may appear undamaged but the damage hides latent until the spring flush of growth.

One important thing to remember: the more severe the damage the longer it takes for the older buds to emerge. Young, undamaged buds break and grow early. Buds lying in older parts of the plant need more warmth and other stimuli to began to grow.

When you find the exact point down the stem you can make the appropriate decision as to where to prune. Either cut about ½ inch above that bud if it’s going in the right direction or go further down and find another bud going in a better direction and cut it the same way.

This extra care and proper cutting helps the plant by directing its growth initially thus relieving later fix-up cuts that weaken a plant. Remember pruning is tough on plants. Its removes leaves that make energy for the plant and the plant must expend energy to heal the wound.

With this in mind the wise gardener waits until the new growth starts in the spring to find the point along the branch where the damage progressed. Once the spring growth happens the site along the branch bare buds break out in new growth marks exactly where the damage stopped.
